Bed Stuy Queen Anne with period details is asking $2.695 million

Part of a distinctive Queen Anne-style block that was advertised as “the prettiest block in the city” in 1887, this Bed-Stuy home is still filled with gleaming woodwork, stained glass windows, and handsome fireplace mantels. In the Bedford Historic District at 22 Arlington Place, the two-family home has been renovated with updated kitchens and bathrooms in the owner's triplex and garden rental.

Designed by Amzi Hill in 1886 for developer Henry B. Moore, the series of five houses was completed no later than the spring of 1887, when newspaper advertisements first appeared. Promised details included wood paneling, mirrors, screens, gas logs and detectors. An advertisement from 1887 also promised a price “affordable to everyone.”

No. 22 was named “Brownstoner House of the Day” in 2014 when it was described as having “all the trimmings”. The sales price that year was $2.25 million, which was a record price for the neighborhood at the time.

Not surprisingly, most of the 15.92-foot-wide home's lavish details are located in the owner's triplex. It is equipped with the kitchen at the back of the living room and two floors of bedrooms above.

Details on the parlor level include hardwood floors, stained glass, ceiling medallions, wainscoting and mantels with original tile surrounds. The mantelpiece in the middle salon with a Gothic arched niche above it is particularly beautiful.

Incorporating a modern kitchen into the rear parlor kept the woodwork, mantel and ceiling medallion intact. A set of cabinets and the stove are housed in an alcove between the original cabinets, and a marble-topped island houses the sink.

Since the original downstairs dining room is now in the rental apartment, there appears to be no dedicated space for dining in the owner's triplex. Perhaps the large stair hall in the middle can accommodate a round table for four people.

The second floor features two bedrooms and a full bathroom, while the top floor is set up as a full-floor suite. The street-facing bedroom has an en-suite bathroom, while the rear bedroom could serve as a study or dressing room.

The renovated garden apartment or guest suite has a small strip kitchen in the living room and a bedroom in the back. There are no photos of the basement, but the floor plan shows a recreation room below with laundry facilities.

Other new features include a mini-split system and a landscaped backyard.

Listed with Ari Harkov, Christian George Emanuel and Warner Lewis of the Harkov Lewis Team at Brown Harris Stevens, the townhouse is priced at $2.695 million. What do you think?
