SAN DIEGO (KGTV) – Roofers across the county worked urgently to install new roofs and complete repairs before the rain began.
A new roof took shape on a home in Serra Mesa Thursday morning as the sound of hammers and staplers filled the air.
Riley Logsdon of Dana Logsdon Roofing & Solar showed photos showing problems with a 25-year-old shingle roof that his crew removed Wednesday. The aging roof may have been exposed to this winter's rains.
“We always say an ounce of prevention is worth a pound of cure,” Logsdon said.
During this lull between storms, Logsdon said his business was inundated with calls from concerned homeowners.
“After the recent rains, we received hundreds of different calls from people who had leaks on tile roofs, shingle roofs and flat roofs,” Logsdon said.
Photos from his company show various roof leaks they have responded to.
Even without visible leaks, Logsdon warns homeowners to watch out for broken tiles or shingles that are beginning to deteriorate.
“Look for broken tiles. With shingle roofs, the granules slip into the gutter and you see more granules on the ground. That's a sign that your roof is aging,” Logsdon said.
The cost difference between preventative maintenance and emergency repairs can be significant.
“It could have cost $500 to repair and one rain would have cost it. They didn't know this area existed and that results in a $2,000 repair,” Logsdon said.
For older shingle roofs, the life expectancy is between 15 and 30 years, according to Logsdon. With tiled roofs, the underlayment beneath the tiles usually needs to be replaced after 25 to 30 years.
While the Serra Mesa roof will not be fully installed before the rain begins, the underlayment is in place to prevent leaks.
“Install as much as you can. Make sure it's waterproof,” Logsdon said.
