Development of the town house, which was proposed on Nananos Tunnah Road

Thirty-four town houses are proposed on a property with a single-family house in Nananos Long Lake district.

A city house project that is located west of the Tunnah Road and Opal Road was checked by the Design Advisory Panel from City of Nanano when DHK Architects presented the plans on Thursday, September 25th.

The 0.7 hectare property at 3397 tunnel near. It currently has a single house and stands from tire landscapes that are replaced by 34 townhouses that are divided into seven buildings. Project plans require 23 three-bedroom, five bedrooms with four bedrooms, four units with two bedrooms and two units with a bedroom that were designed in the ground from 835 to 1,914 square foot in three-story buildings with mainly peaked roof. Two of the buildings contain patos on the roof.

“Each building varies in orientation, but has features that maximize natural daylight and minimize the sun forget. For example, generous glazing, large roof and balcony overhangs,” said Nicholas Arthur, project chief designer.

A private trip offers access to pedestrian entrances and vehicle garages. The buildings that are at the tuning road on the vehicles and pedestrian access from tunnel close to the back.

The comments and recommendations of city and recommendations for the construction design mentioned that the buildings are deleted with the natural grades of the development location and that the private assistance space is provided for all proposed units. The employees suggested that the developer consider additional variations in shades and materials in order to distinguish between individual units.

The landscaping plan includes the maximum storage of existing trees and planting several tree species, shrubs and soil cover.

“One of the challenges of this location is the classification with which we work together by offering two separate bioswales on the north and east ends of the site. In other areas, we use terraced plants to reduce large unsightly walls,” said Mackenzie Pugh, Landscape Architect with Durante Keuk Ltd. Landscape Architects.

Vehicle parking spaces suggested a total of 69, including 25 small vehicles and two accessible stands as well as four electric vehicles and four stands for visitors.

Due to the natural grades of the site, which was about 10 meters from the tunnel road from the Tunah Road, about a maximum permissible building heights from nine to 10.5 meters from one to two meters of maximum permissible building heights from nine to 10.5 meters. For the units that are exposed to the tunnel, the applicant calls for an amount of 2.5 meters to enable access to the roofing.

The advisory committee contained several recommendations, including adding data protection trenches in order to reduce the effects of the height deviation on the surrounding neighborhood.

The panel recommended the project to advance the requested variances of the building height.
