The developer onx Homes based in homestead plans to bring a unique, distinctive development of the town house to Minneola if the city allows innovative design.
Onx plans to develop a community with 178 fees and rent cities at the intersection of the US Highway 27 and the Sullivan Road.
Onx development is the second phase of the first mixed development of Lake County, which uses the Live Local Act, a law adopted in 2023 to promote more affordable apartments. The law codifies flexibility and tax incentives for apartment buildings for apartment buildings if they keep at least 40% of the units in the lower market rents for 30 years.
Onx specializes in a patented technology with the name “X+ Construction”, which can shape and throw entire structures to build houses in just 30 days.
A factory in Homestead builds the kitchen and bathroom “pods”-completed, self-contained units that are ready to install in a house as it is.
The pieces are then delivered to the construction site, where an optimized process onx enables a very faster house and throwing a whole home than the average construction process.
“It is building blocks from the foundation to the roof structure,” said Onx Homes Coo Ravi Bhat. “We basically build everything in the factory. These are not modular houses, they are not houses, they are real houses.”
The 90% concrete houses are also hurricane resistant and can withstand up to 175 miles per hour.

In order to build up the community, Onx needs several deviations – deviations from the city house regulation of the city. The planning commission will take the variance inquiries into account on April 29 and will submit recommendations to the city council of Minneola in the May recommendation.
Onx therefore asks to include buildings with six and eight city house units. The regulation limits the number of units to four per building. And due to the unique building process of the company, you would like to offer some units with flat roofs and roof patio.

Eric Raasch, the city's planning consultant, recommended the approval and said that the patos on the roof would offer “a unique outdoor acceptance with minimal, if even adverse effects on the environment”.
Onx also needs the approval of the city council for the modern architectural style. The city code only allows three architectural styles: Spanish/Mediterranean, Florida Cracker and Bermuda/Island Registry.
KPM Franklin A justification report in the name of Onx submitted and said that “the developer's demanding and contemporary approach provides an attractive and distinctive option for potential buyers and will serve as a unique product range for the city”.
Minimum trimming setbacks of 10 feet, which differ from at least 25 feet, were also asked to alleviate the space within the development of a common rainwater pond.
The additional room would enable the garages loaded with alleys and space for service easier, to offer reductions to access to the units and landscape design.

“It is a great area to sell houses, it is a great area in which we can grow in this corridor,” said Bhat. “I drove there, I saw the communities, I know the requirements for townhomes in this area and that's why I committed myself to this project.”
Onx is under contract to buy the 26 hectare area of Skorman Development, which sold the first phase of the project at Winter Park Developer Hillpointe for his shared apartment with 300 units. Pointe Grande Minneola will now offer spacious, 2-bedroom bases and equipment in construction, such as:
The proposed onx development would be the first town house of the construction company in Central Florida. Onx has two more town house developments in Südflorida, in Centro and Grandeville, both on the US Highway 1 near Homestead.
Onx is currently working on Villa Pass, a municipality of 200 single -family houses in mascot and has a further subdivision in the pipeline in Apopka.

If the Townhome project receives the city's necessary approval, Bhat said that it would take months for the development to take its next steps.
“I know that it doesn't happen in 2025, it will probably be a project in 2026,” he said. “It's in the pipeline and we actively take a look at it.”
