Five years ago, Danville Leadbetter and Arron Simon was a co -founder of Soltura, a company that focuses on the construction of rental communities where houses and apartments work, and apartments are designed in such a way that they feel like houses.
Soltura specializes in purchasing desperate or irregularly shaped real estate at lower costs than the competitors of the luxury apartment and then absorbed apartments that are tailored to the country.
They are luxury apartments, but they have their own four walls. Instead of a common hall, there is a common sidewalk that leads from one front door to another.
Soltura's footprint has grown from 129 units in the Fort Myers forum to 629 units in Lee County, whereby the 200 swelling of Soltura opened. The new community has amenities such as a business center, a dog park, a hiking trail and a resort style pool with lap tracks.

“You can insert these structures into a closer configuration,” said Leadbetter. “It's great for the filling.”
Soltura only has three employees and the company works with contractors, including Build LLC from Naples, to build the units.
Swell Apartments are built with open layouts and modern surfaces and offer the residents the feeling of a single -family house.
“You keep repeating the same building,” said Leadbetter. “It enables us to get economics up and running because the land costs have increased significantly. The interest rates are a large part of the challenges that we face.”
Soltura paid $ 650,000 for the 12-hectare location in the forum, which became Odyssey. This project reached the capacity and has been sold since then.
Soltura then developed 160 units to 12 acres that became Altair, also in the forum.
Argos of Soltura, which is located on the Schoolhouse Road in Fort Myers, was built next. That was 140 units on 14 hectares, with 16 neighboring morning.
When Soltura started with Odyssey, it paid 54,166 US dollars a morning. With Swell it paid $ 195,000 a morning.
Soltura paid 3.9 million US dollars for the Swell project in April 2022. It was in possession of the Venice diocese, which still has an adjacent 40 acres in the east. Swell is rented 25% and 17% is occupied.
“We can take these strange packages with us and still work the economy of the project because we find the density,” said Leadbetter.

With new apartments that continued to open in the southwest of Florida, Soltura pressed the break button to develop in the region. Leadbetter and Simon turn their attention to another growth area – northwestern highest.
They also work with the Florida Gulf Coast University to develop the housing buildings near the campus.
Leadbetter said he hoped that swell would rent quickly. “We are increasing experience,” said Leadbetter. “As I already mentioned, not only with the landscape design, but also with the surfaces in the house.”
