West Vancouver employees want the council to reject the town hall's proposal

The employees of the District of West Vancouver ask the Council to reject a preliminary development proposal for a 12-units-city house project under 3033 and 3055 Marine Drive, with the referring to not compliance with the official community plan (OCP) and concerns about planning and design The location.

The proposal submitted by an applicant who is looking for a rededication aims to develop two neighboring properties on the north side of the Marine Drive into a town house complex. The project would consist of 12 units in two buildings, with a total area of around 2,564 square meters (27,600 square foot). Each device has a garage for two cars, and the location plan includes 11 visitor parking spaces, bicycle storage and outdoor amenities.

However, district employees have had several concerns, especially with regard to the failure of the project to comply with the direction of the OCP's direction of guidelines. According to politics 2.1.4, the developments of the town house near “neighborhood centers” such as schools, parks, commercial areas or other apartment buildings are funded. The employees argue that the proposed location does not meet these location criteria, since the next school, West Bay Elementary, is about 860 meters away and the surroundings are mostly single -family houses.

In addition, the employees found that the design and layout of the proposal did not adequately react to the character of Altamont neighborhood. The larger of the two buildings has a block of nine units arranged in an arc with a continuous balcony on the third floor, which according to employees adds visual mass and overlooks neighboring properties. Further concerns are environmental impacts, as parts of the patos and a bridge enter Pipe Creek's 15-meter setback, which runs through part of the location.

The staff pointed out the council that the proposal to take into account the public consultation has taken into account the need for significant revisions of planning, scale and general location planning. The West Vancouver Council will check the recommendation and decide the proposal at a session on January 10th.
